Kraus-Manning, Inc. (KMI) was retained by four property owner associations that own and operate the Bluebeard’s Castle resort property in St. Thomas, USVI. KMI’s services included complete pre-construction services including detailed property assessments, scope development, estimating and budget development, value engineering, and work schedules. After a review and approval by the four separate associations, KMI sent Request for Proposals (RFP) of the work to prequalified local trade contractors, recommended selections to the POA’s, and completed the administration of the contract. The renovation is being performed while the resort is operating, requiring detailed coordination and phasing with the hotel operators.
